Is this for you?

Three quick questions. Ten seconds.

Do you own your home, with a mortgage on it?

Do you own a rental property, or rent out a suite in your home?

Is your household income $150K or more?

You're exactly who this is for.

Most homeowners in your position have never been shown this. Come see what your rent could be doing for your home mortgage.

You can still benefit.

The refunds are bigger at higher tax brackets, but the structure works the same way. We'll show you where the numbers start to make sense.

Planning to add a rental or a suite?

This is the best time to learn it. Setting it up right from day one is far easier than restructuring later.

This one probably isn't for you.

Cash damming works by paying down the mortgage on your home. If your home is paid off, or you rent where you live, this strategy doesn't apply.

Your rent pays the rental. Your paycheque pays your home.

That's how almost every landlord does it, whether the rental is across town or in your basement. And it's backwards.

The rental's bills are already tax-deductible. Your home mortgage is the one debt where you get nothing back, and it's the one your paycheque is stuck paying.

What a typical home mortgage really costs you

$500K
home mortgage at 5% over 25 years
$372K
in interest, none of it deductible
$620K
you have to earn, before tax, just to pay that interest
$1 of interest on your home
$1.67
of salary you have to earn to pay it
$1 of interest borrowed for your rental
$1.00
of salary, because that interest is deductible

Illustrative, at a 40% marginal tax rate. Your numbers depend on your rate, mortgage and rental.

How most landlords set it up. And what it costs them.

How most people do it

Two properties, working separately.

Your rental

  1. Collect rent
  2. Pay the rental's expenses
  3. Cash flow: positive or negative

Your home

  1. Earn your salary
  2. Pay income tax
  3. Pay the mortgage with what's left, after tax

A massive opportunity cost. Two properties, zero connection. Over the life of your mortgage, that could be costing you tens of thousands.

The right way

The tax refund is nice. What matters is whether it holds up.

One condo rental, nothing new bought, no extra income. We restructured the home mortgage so the condo's rent pays it down first, with every rental expense run through a separate, fully traced line of credit.

Questions people ask first

Is cash damming legal?

Yes. It's built on the Income Tax Act's rules for deducting interest on money borrowed to earn income. The risk isn't the strategy, it's a sloppy setup, which is exactly what we cover.

Who is this for?

Canadian homeowners with a mortgage on their home and rental income, either from a separate rental property or from a suite in the home they live in. With a suite, only the rental portion's expenses qualify, and we'll show you how that works. A cottage or second home you use yourself doesn't count. It's usually most valuable at higher tax brackets and with plenty of time left on the home mortgage.

Isn't the line of credit rate higher than my mortgage?

Often, yes. But think of it like buying a $10 loaf of bread with a coupon that gives you $5 back next year. You pay full price upfront, but the bread really cost $5. Deductible interest works the same way: in a top bracket, a 4.95% line of credit can cost roughly 2.3% after tax, which is less than a non-deductible mortgage. Your exact number depends on your tax rate.

Do I need to earn more money?

No. It uses the rent you already collect. What changes is how that money flows between your accounts.

Do I have to switch lenders or break my mortgage?

It needs a mortgage that lets you re-borrow what you pay down. Some people already have one, some don't. We'll show you how to tell, and how to time any change around your renewal.

What does it cost?

The webinar is free. If you want help implementing afterward, we'll explain any costs upfront before you commit to anything.

Is this a sales pitch?

You'll get the full strategy, real numbers, and live answers from a CPA. If it isn't a fit for you, we'll tell you.

Your rent is already working. Point it at the right debt.

Every month without this structure is a month of deductions you can't go back and claim. Pick a session on the calendar to save your seat.
